Converting Web leads in real estate – Tip #5

An automated email system can work wonders. I have one that goes out that simply says, are you seeing any homes you like? I find it amazing when agents tell me that they think web leads are bad or that they don’t convert many of them. If I can do 9 Million in real estate sales from the web in a year, so can you. All of my leads come from the web and it is so much easier than Brian Buffini or some of the other teachings. I NEVER call my database…they call me! I don’t beg for sales, I let the people that are looking for homes come to me and I give them the good stuff. I am not saying to not do cold calling, door knocking, leads generation, I am simply saying, web leads are the BOMB in real estate. I would have to work much, much harder to sell a home if I didn’t have the web.

So, back to automation. The beauty of it is, I build it once and they go out over and over and over and do all the work for me. Talk about leverage!

My auto emails are short and sweet. The first one asks a question relevant to the site they were searching from. I might say, are you looking for horse property? This would be the first email I set up. The second email would say, are you getting the search okay? The third might ask, do you want a pool? I ask short simple questions again so they can read it easy on their phone and respond and respond they do. Once someone responds, I know my chances go way up with them.

I was looking online today to see how the Keller Williams Toolbar came up organically in the search engines. Naturally I checked google and I had forgotten at one point that I had put a listing out on a free site. There as plain as day was my listing on the first page. I clicked on it and vaguely remembered creating the listing.

The nice thing about jumping online three or four times a week and seeking out these types of free places to post your business is this, it will be lasting. You are blazing a trail to your online website and people will find you.

My horse property website gets three to five great leads a day. It works because for years I have worked on my business…my business comes from my website. I did 9 Million in sales all from my website and you can too.

So, what are you waiting for? Get started. Go here and create a login for yourself and post your business. If you are going to put Keller Williams, make sure you put your team name or personal name.  Even if nothing ever happens, google will notice and give you credit!
